A shortlist built around your budget, viewings on foot or by video, and a comparison with recent asking prices on the same streets before you make an offer.
Flats near the marina, the seafront and three Marmaray stations, found and checked by an agency that specialises in Tuzla. Video viewings and plain English from first call to title deed.
Each flat we publish carries its gross area, price per square metre and title deed status, so a marina-side unit and a larger one inland can be weighed fairly.
A flat appears here only after we have walked through it, read its title deed and photographed the real rooms. Tell us what you need now and we will message you with suitable homes before they are published.
Tuzla is Istanbul’s last district before Kocaeli, with the sea along its southern edge and the motorways across its northern half. What a flat is like day to day depends mostly on which of these bands it sits in.
Aydıntepe, İçmeler and the old centre around Tuzla station: a walk from a Marmaray platform and from the seafront.
Larger residential areas such as Aydınlı, the district’s most populous mahalle, where you trade a short walk to the sea for more room.
Orhanlı and Akfırat, up towards the TEM motorway, where Sabancı University and the Istanbul Park racing circuit have their addresses.
Marmaray Suburban rail from Gebze to Halkalı that follows the shore and dives under the Bosphorus
M4 No metro station in Tuzla yet. The M4 ends at Tavşantepe and at Sabiha Gökçen Airport, both in Pendik; a branch on towards İçmeler is planned but not built.

One district, four kinds of help.
A shortlist built around your budget, viewings on foot or by video, and a comparison with recent asking prices on the same streets before you make an offer.
An asking price grounded in what similar flats nearby are listed at, honest photos, and a bilingual listing that buyers overseas can read.
Flats for tenants who study, work or commute here, and tenant finding for owners who live in another city or country.
Found a flat elsewhere? Ask us about the building, the street and the paperwork. There is no obligation to buy through us.
Buying while living outside Türkiye? A purchase follows this sequence, and we walk through every stage alongside you.
You give us a budget, a room count and the things you will not compromise on. We line up flats that fit and show them to you on site or over a live video walk-round.
Any tax office will issue your vergi numarası when you show your passport. With it you can open the Turkish bank account the payment will pass through.
A licensed appraisal firm inspects and values the flat. The Land Registry asks foreign buyers for this report before it books the transfer.
Once DASK earthquake cover is issued, buyer and seller sign at the tapu office. A sworn interpreter attends if you do not speak Turkish, and the new title deed is issued in your name.
Your deed can be used in a residence permit application. Citizenship is a separate route, open only from $400,000 of property kept for three years.
Neighbourhoods, trains and the paperwork, written for people who have not been here yet.
Mahalle, view, station distance, metro claims, deed, building age, running costs and price: eight questions to put to any Tuzla seller.
Aydıntepe, İçmeler and Tuzla stations, where the trains go, what is planned for the metro, and how it should shape the flat you choose.
Station neighbourhoods, the biggest mahalle and the campus-and-circuit north: how the 17 Tuzla neighbourhoods differ when you are choosing a flat.
Choose by language or by the kind of help you need. Each agent replies on WhatsApp and can show a flat live on camera.
Sales, lettings and buyers abroad
Write to the office and the colleague who knows that building replies, in English or in Turkish.
Yes. It belongs to the city of Istanbul and sits on the Asian, or Anatolian, side, along the Sea of Marmara. It is the city’s south-eastern corner: Pendik lies to its west and north, and the next district east is Gebze, already in Kocaeli province.
In most cases, yes, in your own name. Before the Land Registry transfers the deed you will need a Turkish tax number, an official valuation report for the flat and a DASK earthquake insurance policy. We tell you early if a particular property raises any restriction.
Only when the valuation reaches $400,000 or more, whether for one property or several combined, and the deed is annotated so you cannot sell for three years. A flat below that value can support a residence permit application instead; the immigration office makes that decision, not the seller or the agent.
Mostly by Marmaray, which has three stations in the district (Aydıntepe, İçmeler and Tuzla) and carries passengers straight through the Bosphorus tunnel to the European shore. Drivers use the E-5 (D-100) and the TEM motorway. The M4 metro does not reach Tuzla yet.
Close by Istanbul standards: from İçmeler it is roughly 15 km by road. Journey times depend heavily on traffic, so ask us for the route from the specific street you are considering.
Nothing goes online until one of us has stood in the flat, read the title deed and taken photographs of the actual rooms. While the list is being built, send us your budget and must-haves and we will contact you directly when something suitable is ready to show.
A few lines are enough: price range, rooms, how close to the sea or the station, and your timing. A real person reads every message and answers within one working day.
